Furthermore, the five (5) lindens adjacent to the expansion area <br />will also provide shade to the proposed parking stalls. However, some of the swamp white oaks <br />do not appear to have survived this past winter, If so, these should be replaced as part of the <br />expansion project. Both of the proposed shrub species are acceptable and should have a <br />minimum spread of two (2) feet when they are installed. <br /> <br />GroUnd Cover: All landscaped areas must be sodded and irrigated per City Code. <br /> <br />Architectural Standards: City Code restricts building height to 65 feet and exterior wall <br />finishes to natural or prefabricated brick or stone or pre-cast concrete panels or some other <br />material approved by City Council. The building addition will consist of rock face concrete block <br />that will match the existing building. <br /> <br />The proposed building height is 22' 8" feet. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stor'ed within a <br />completely screened structure or container. The site plan shows the location of a dumpster area. <br />The site plan should be revised to include detailed information regarding screening materials. <br /> <br />Access: The property currently gains access from 143~d Avenue, no new accesses are proposed. <br /> <br />Off-Street Parking - Spaces Required: City Code requires i parking space for each 300 square <br />feet of office floor area and 1 parking space for each 1,000 square feet of <br />manufacturing/warehouse area. The. proposed building addition will require an additional 1 [ <br />parking stalls for the new office area and 31 parking stall for the proposed warehouse area. The <br />total building area is subject to a total of 95 parking stalls and the site plan is proposing 88 <br />parking spaces. The site plan is deficient by 7 parking stalls; the site plan should be revised to <br />comply with City Code. . <br /> <br />Off Street Parking - Design: In accordance with City Code; all parking and maneuvering areas <br />must be surfaced with bituminous and the perimeter of all pavement must be finished, with B6/12 <br />concrete curbing. <br /> <br />Drainage and Grading: A preliminary grading and drainage plan has been prepared for this site <br />by Plowe Engineering Inc. dated 3/31/05. The proposed development is an expansion of an <br />existing commercial site which has an existing storm sewer system which discharges to a <br />detention pond which is located on the adjacent property south of the site. The expansion project <br />proposes no new storm sewer. Staff has reviewed this plan and offers the ~bllowing comments: <br /> <br /> · This plan proposes removing and replacing existing curb and gutter. The limits of <br /> removal should be clearly identified along with the existing and proposed'elevations. <br /> <br />32 <br /> <br /> <br />
