height restrictions for accessory buildings. The variance shall be processed in <br />accordance with the procedures established in Section 9.03.05 of the City <br />Code. Criteria governing consideration of a variance request to exceed height <br />restrictions on accessory buildings shall include, but not be limited to the <br />following: <br /> <br />1. Whether the variance will impair an adequate supply of light and air to <br /> adjacent property. <br /> <br />2. Whether the variance will have the effect' of allowing a use that is <br /> prohibited in the applicable zoning district. - <br /> <br />3. Whether the variance will impair established property values within the <br /> neighborhood. <br /> <br /> Whether the increased height will be compatible with the principal <br /> building on the same parcel. <br /> <br /> Whether the increased height will be compatible with existing <br /> development in the immediate neighborhood, <br /> <br /> Whether the variance requested is the minimum, variance necessary to <br /> accomplish the intended purpose of the applicant.. <br /> <br />Two story and/or split level accessory buildings are prohibited in residential <br />districts. <br /> <br />Shed and/or gable dormers which do not exceed one-third the length of the <br />bearing wall (sidewall) below shall be allowed in the upper 'level (attic area). <br /> <br />Knee walls, cripple walls, or cantilevers anywhere on the upper level (attic <br />area) are prohibited in residential districts. <br /> <br />Gambrel roofs (barn style) are permitted. <br /> <br /> Subd. 5. No part of an accessory building shall extendinto a drainage and utility <br />easement or any required' setback, except that accessory buildings may be placed within five (5) <br />I'ket of a rear property line when no drainage easement is present. <br /> <br /> Subd. 6. Any accessory building proposed to be within five (5) feet, overhang to <br />overhang, of the principal building shall either be made structurally a part of the principal <br />building or the wall and soffit area of the accessory building that is within five (5) feet of the <br />prim;/pal building shall be constructed to a one ([)-hour fire rating. <br /> <br /> Subd. 7. For lots two (2) acres (87,120 square feet) or greater in size, the <br />de'rachcd accessory building may be located nearer the front property line than the principal <br />btfildh~g provided the ~bllowing criteria are met:' · <br /> <br />2 <br /> <br />55 <br /> <br /> <br />
