CASE <br /> <br />REQUEST FOR SITE PLAN REVIEW OF SHARP AND ASSOCIATES, L.L.C.; <br />CASE OF SUNFISH GATEWAY DEVELOPMENT <br /> By: Patrick Trudgeon, Principal Planner <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review from Sharp and Associates, <br />L.L.C. The site plan is proposing to construct a multi-tenant office/warehouse/showroom <br />structure on 9.7 acres. The area is generally located in the northwest comer of McKinley St. <br />N.W. and Sunfish Lake Blvd. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Site Plan <br />City Staff review letter dated February 1,2001 <br /> <br />Notification: <br /> <br />Site plans are not subject to a public heating. <br /> <br />Observations: <br /> <br />The site is zoned I Industrial. Office, warehousing, and retail multi-tenant facilities is a <br />permitted use within the Industrial District. The City will be selling three lots to Sharp and <br />Associates and entering into a TIF agreement for the redevelopment. Further redevelopment <br />may occur in the future, but that will require platting of the properties. <br /> <br />There are currently three existing buildings on the lots where the proposed development is to be <br />located. The house on the comer of McKinley and Sunfish Lake Blvd. will be tom down in the <br />early stages of the new building construction. The two buildings to the north will be demolished <br />in the fall of 2001. <br /> <br />The site plan is proposing to construct a two-story 60,280 square foot building. The building <br />will have a mix of office, warehouse, and showroom area. The rear of the building will have <br />both at-grade and dock overhead loading doors. The building is divided into 16 separate bays for <br />warehousing uses on the first floor and about 15,000 square feet devoted to office use on both <br />floors. <br /> <br /> <br />
