The drainage plan appears to be generally acceptable. <br /> <br />The development is proposing two accesses from Highway 10. One access will be near the <br />western property line. A shared access with the convenience store located to the east is <br />proposed to be located about 360 feet west of Sunfish Lake Boulevard. Staffhas forwarded a <br />copy of the site plan to Anoka County and MnDOT for their comments. Staff anticipates that <br />MnDOT will comment negatively on the eastern access onto Highway 10 because of its close <br />proximity to CSAH 57 intersection. Staffwill attempt to have MnDOT's and Anoka County's <br />comments available at the April 3~a Planning Commission meeting. <br /> <br />The site plan shows a future service road along the northem boundary of the site. This idea is <br />supported by staff. A provision will be placed in the development agreement requiring future <br />dedication of the area as a roadway to the City. <br /> <br />The site will be serviced by municipal sewer and water facilities. <br /> <br />The Landscaping Plan is generally acceptable. Further comments fi.om the Parks Supervisor <br />will be received at a later date. <br /> <br />Recommendation: <br /> <br />City Staff recommends site plan approval contingent upon compliance with City Staff Review <br />Letter dated March 30, 2001, and the applicant receiving a variance from the impervious <br />surface restrictions from the Board of Adjustment. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council grant approval/denial of the propOsed site plan for <br />a retail center contingent upon compliance with City Staff Review Letter dated March 30, <br />2001, and receiving a variance from the impervious surface restrictions from the Board of <br />Adjustment. <br /> <br />Review Checklist: <br />Community Development Director <br />City Engineer <br />City Administrator <br />Parks & Utilities Supervisor <br /> <br />PC: 04/03/01 <br /> <br /> <br />
