CASE <br /> <br /> REQUEST FOR A CONDITIONAL USE PERMIT TO <br />EXCEED ACCESSORY STRUCTURE SPACE RESTRICTIONS; <br />CASE OF ROGER AND SUE BUTLER <br /> By: Sylvia Frolik, Community Development Director <br /> <br />Background: <br /> <br />The City received an application from Roger Butler for a conditional use permit to exceed the <br />total amount of garage and accessory building space allowed on his property at 16351 Azurite St. <br />N.W. The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Front elevation of proposed building <br />d) Site pictures <br />e) Proposed findings of fact <br />f) Proposed conditional use permit <br /> <br />Notification: <br /> <br />In accordance with State statute, City Staff attempted to notify owners of property within 350 <br />feet of the Subject Property of the request and the public hearing date. <br /> <br />Observations: <br /> <br />The subject property is approximately .86 acres in size and is zoned R-1 Rural Residential. On a <br />.86 acre parcel, City Code allows a maximum of 1,488 square feet of accessory structure space. <br />The Butler's have a 528 square foot attached garage and a 624 square foot detached garage, for a <br />total of 1,152 square feet. They are proposing to add another detached garage to the property at a <br />size of 960 square feet, which would bring the total amount of garage space to 2,112 square feet. <br />This is a 624 square foot overage in allowable accessory structure space. The Butler's are <br />proposing to store their recreational vehicle and other personal vehicles and equipment in the <br />building. The exterior construction materials would match the home; vinyl siding and asphalt <br />shingles. The building will not exceed 'the 22 foot height limit. Similar permits have been <br />granted in the past. <br /> <br />Recommendation: <br /> <br />The request is minimal and the City is interested in reducing outside storage in residential <br />neighborhoods. City Staff is recommending approval of the request. <br /> <br /> <br />
