Sidewalks will be constructed on one side of all non cul-de-sac streets. Trail connections are <br />proposed to and through Bear Park to the east all the way to Roanoke Street, through the unamed <br />park lot to the north, and along the north side of Alpine Drive from Hwy. #47 to Roanoke Street. <br />Park dedication will consist of dedicating land for internal trails and expanding the park area at <br />Woodland Green and Bear Parks. The Park Commission is also recommending some capital <br />improvements (play equipment, paved parking, irrigation) to Bear and Woodland Green parks, the <br />details of which will be discussed when they review the preliminary plat on July 12. <br /> <br />The City Engineer's have reviewed the grading plan and have made recommendations for <br />modifications. The grading plan does identify trees to be preserved but it should be modified to <br />identify the addition of one tree to each yard. <br /> <br />City Code currently does not require density transitioning between neighborhoods of differing <br />densities. The larger lot requirements on the north end of the plat because of Scenic River Overlay <br />standards provide some transitioning from Reilley Estates to the north. As a result of developer <br />discussions with neighbors to the north, the plan also proposes to plat some 50 foot wide outlots <br />along the north boundary of the plat. The outlots will be offered for sale to the property owners to <br />the north in order that they may have more control over the buffer area adjacent to their respective <br />lot if they feel it is necessary. <br /> <br />Recommendation: <br /> <br />City Staff recommends preliminary plat approval contingent upon compliance with the City Staff <br />review letter. <br /> <br />Commission Action: <br /> <br />Motion to recommend that City Council approve the preliminary plat for Centex Addition contingent <br />upon compliance with the City Staff Review Letter dated July 5, 2001. <br /> <br />Review Checklist: <br />Principal Planner <br />Community Development Assistant <br />City Engineers <br />Parks/Utilities Supervisor <br /> <br />PC: 07/12/01 <br /> <br /> <br />
