CASE <br /> <br />REQUEST FOR A CONDITIONAL USE PEP~HT TO EXCEED SIGN SIZE <br />RESTRICTIONS; <br /> CASE OF M&G LEASING <br /> By: Patrick Trudgeon, Principal Planner <br /> <br />Background: <br /> <br />The City received an application from M&G Leasing to allow them to exceed the sign size <br />restrictions for their building located at 75,75 Hwy. 10, where M&G Leasing is finishing <br />construction of a multi-tenant commercial building. The following items are enclosed for your <br />information: <br /> <br />a) Site location map <br />b) Sign plan <br />c) Picture of subject parcel <br />d) Proposed findings of fact <br />e) Proposed condkional use permit <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property owners within 3 50 feet of the <br />subject property. Staff notified property owners wit21in 350 feet of the subject property. <br /> <br />Observations: <br /> <br />In the commercial and industrial districts, the City Code restricts ground or freestanding signs to a <br />size of 100 square feet per side (200 square feet total surface area). M&G Leasing is proposing a <br />freestanding sign that will be 180 square feet in size per side (360 square feet in total area). The <br />sign height is proposed to be 25 feet, which complies with City Ordinances. The applicant is in the <br />process of completing a 7,800 square foot building (6,000 sq. ~. trailer showroom and 1,800 <br />square feet of office space) that. could contain up to five tenants. The applicant states the need for <br />a sign that exceeds the sign size restrictions is to provide adequate si=~nage for .all of the tenants. <br />The applicant has indicated that there will be no wall signage as part of the development. Also, it <br />should be stated that the applicant, as part of developing the subject property, removed a <br />grandfathered billboard that was 200 square feet in size from the parcel. <br /> <br />The City has, in the past, granted conditional use perm/ts to allow for larger si=o-ns than allowed <br />under City Ordinances (Ampride, Burger King, River Bend Plaza, and Ramsey Town Square). <br /> <br />Recommendation: <br /> <br />The 100 square feet sign space per parcel may be inadequate for strip malls or multi-tenant <br />buildings. City StarT recommends approval of the reque~ko exceed the sign size restriction. <br /> <br />Commission Action: <br /> <br /> <br />
