CASE <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED WALL SIGN SQUARE <br />FOOTAGE AND SIGN HEIGHT RESTRICTIONS; <br /> CASE OF BLUE LINE COLLISION CENTER <br /> By: Megan Wald, Community Development Director <br /> <br />Background: <br /> <br />The City received an application from Blue Line Collision Center for a conditional use permit to <br />exceed wall sign square footage and height restrictions for their building located at 6260 State <br />Highway # 10. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Sign sketch <br />c) Proposed findings of fact <br />d) Proposed conditional use permit <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property owners within 350 feet of the <br />subject property. <br /> <br />Observations: <br /> <br />In the commercial district, City Code restricts wall signs to a size of t5% of the building front and <br />a height not to exceed the top of the building parapet. Blue Line Collision Center is allowed 93 <br />square feet of wall signage for their 40' x 15.5' building. The Applicant is proposing 133.5 <br />square feet of wall signage; which results in a 40.5. square foot overage. The sign is also <br />proposing to exceed 'sign height restrictions by 3 feet. The increase in sign height would provide <br />screening around mechanical equipment located on the roof of the building. <br /> <br />Blue Line Collision Center is proposing to remove an existing legal non-conforming billboard sign <br />located on'the roof of the building and all existing wall signage. The Applicant would then like to <br />install a sign in the form of an awning that would extend the length of the building front and wrap <br />around one side of the building. <br /> <br />The City has, in the past, granted conditional use permits to allow for larger signs than allowed <br />under City Ordinances (Ampride, Burger King, River Bend Plaza, Ramsey Town Square and M & <br />G Leasing Inc.). <br /> <br />Recommendation: <br /> <br />The subject property currently exceeds wall sign square footage restrictions by approximately 227 <br />square feet and the property contains a legal non-conforming billboard sign. Recommending <br />approval of the conditional use permit would provide a means to significantly reduce the amount <br /> <br /> <br />
