CASE#,~ <br /> <br /> REQUEST FOR A CONDITIONAL USE PERMIT <br />TO MAINTAIN TWO DWELLINGS ON ONE PARCEL <br />CASE OF DON AND NANCY YOUNG <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />City Code states that there shall not be more than one mare dwelling on a lot unless otherwise provided for <br />in City Code. Mr. and Mrs. Young reside at 6421 154~ Lane and they are requesting a conditional use <br />permit to maintain a second dwelling on their property to provide living quarters when they retire and <br />immediate living quarters for Mrs. Young's mother. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map- <br />Site sketch <br />Proposed findings of fact <br />Proposed conditional use permit <br /> <br />Notification: <br /> <br />State statute requires notification of the public heating to property owners within 350 feet of the subject <br />property. <br /> <br />Observations: <br /> <br />The Subject Property is approximately 1.3 acres in size and is located in the Rural Residential Area. Mr. <br />and Mrs. Young have an existing 576 square foot (24' x 24') detached garage. The Young's would like to <br />construct a 960 square foot (24' x 38') detached accessory structure. The accessory structure would serve <br />two purposes for the Young's; they would like to store personal recreational items and 'use the second floor <br />as future retirement living quarters for themselves and immediate living quarters for Mrs. Young's mother. <br />Mr. and Mrs. Young do not intend to rent or lease the dwelling to persons at large. <br /> <br />City Code ~llows a total of 1,664 square feet of accessory structures on the subject property. The proposed <br />accessory structure and existing detached garage would equal 1,536 square feet, which meets City Code <br />requirements. <br /> <br />Conditional use permits have been issued in the past for more than one dwelling on a residential lot. The <br />Delaney family estate (Armstrong Kennels) has a conditional use permit for 4 dwellings. The Thomaswood <br />Estate (Tom Kurak homestead) was granted a conditional use permit for two dwellings in order that the <br />seller, Mr. Thorn, could live on the property for the rest of his life. Don Kveton received a Conditional Use <br />Permit for two (2) dwellings on his property, his home ahd a dwelling for his caretakers. Loving Care <br />Senior Services received approval to maintain two dwellings on a parcel to provide for a nurse's living <br />quarters and the Upton's received a conditional use permit to provide for living quarter for Mrs. Upton's <br />mother. <br /> <br /> <br />
