CASE # <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED <br />ACCESSORY STRUCTURE SQUARE FOOTAGE RESTRICTIONS; <br />CASE OF BRADLEY WOLF <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City received an application from Bradley Wolf requesting a conditiOnal use permit to <br />exceed the accessory structure square footage restrictions established in City Code on the <br />property located at 6421 Green Valley Road. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site sketch <br />c) Proposed findings of fact <br />d) Proposed conditional use permit <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property oWners within 350 feet of the <br />subject property. <br /> <br />Observations: <br /> <br />The subject property is approximately 53 acres in size and is zoned R-1 Rural Residential. City <br />Code allows a maximum of 5,664 square feet of accessory structure space on parcels 10.6 acres <br />and greater in size. The applicant currently maintains 6,454 square feet of accessory structure <br />space on the subject property, which exceeds City Code restrictions by 790 square feet. <br /> <br />Mr. Wolf would like to replace an existing 38' x 65' (2,470 square feet) accessory structure with <br />a 40' x 96' (3,840 square feet) accessory building. Due to the 2,470 square foot accessory <br />structure's deteriorating state, the structure will need to be removed from the property. Mr. Wolf <br />is requesting to replace the existing accessory structure with a larger accessory structure to <br />facilitate projected storage needs for his personal equipment and agricultural items from Green <br />Valley Greenhouse that will also be stored in the accessory structure. <br /> <br />Constructing a 40'x 96' (3,840 square foot) accessory structure on the subject property will result <br />in a total of 7,824 square feet of accessory structure space on the property. This would exceed <br />City Code accessory structure restrictions by a 2,160 s~quare feet. <br /> <br />Recommendation: <br /> <br />The property is located across the street from Green Valley Greenhouse and is surrounded by <br />large acreage lots that are also being utilized for agricultural purposes. Staff is recommending <br />approval due to the nature of the parcel and the intended use of the accessory structure. <br /> <br /> <br />
