CASE <br /> <br /> REQUEST FOR SKETCH PLAN REVIEW OF <br /> SUNFISH BUSINESS PARK <br /> CASE OF CITY OF RAMSEY <br />By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City of Ramsey is in the process of platting four commercial lots in the proposed <br />Sunfish Business Park generally located east of County Road #116 and south of Sunwood <br />Drive. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Sketch Plan <br />City Staff review letter dated September 28, 2001 <br /> <br />Notification: <br /> <br />Sketch plans are not'reqmred to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />The subject property is zoned Industrial and consists of approximately 40 acres. The <br />sketch plan is proposing to plat four commercial lots ranging from 7.6 acres to 14.0 acres <br />in size. <br /> <br />Lot 2 is proposing to be approximately 14.0 acres in size and will be utilized for a new <br />business in Ramsey; Star Exhibits.' Star Exhibits will' be developing an office and <br />warehouse facility consisting of 185,000 square feet. The remaining lots will be owned <br />by the City and designated for future commercial development. <br /> <br />The proposed four lots meet the one-acre minimum lot size requirement and the 200-foot <br />width requirement established in the Industrial District.' <br /> <br />The site will receive public access from Azurite Street, which will be extended to the <br />northeast. Lots 1 and 2 of Block 1 also bounded by County Road #116 and Lot 1 will <br />most likely gain street access from Sunwood Drive. <br /> 'i~. <br /> <br />The site will be serviced by municipal sewer and water facilities. <br /> <br />A grading and drainage plan will be reviewed as site plans for the individual lots are <br />received. <br /> <br /> <br />
