CASE <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED ACCESSORY <br />BUILDING HEIGHT RESTRICTIONS; <br /> CASE OF JEFF WELLE <br /> By: Patrick Trudgeon, Principal Planner <br /> <br />Background: <br /> <br />The City received an application from Jeff Welle for a conditional use permit to exceed the <br />detached accessory building height restrictions established in City Code on the property located <br />at 15351 Ute St. NW. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Site plan <br />c) Letter from the Applicant <br />d) Construction plan <br />e) Pictures of property <br />f) Proposed findings of fact <br />g) Proposed conditional use permit <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property owners within 350 feet of the <br />subject property. Staff sent out notices to all property owners within 350 feet. <br /> <br />Observations: <br /> <br />The subject property is approximately 2.5 acres in size and is located within the Metropolitan <br />Urban Service Area (MUSA). City Code restricts detached accessory buildings to sixteen (16) <br />feet in height if the property is located within the MUSA area. The applicant is requesting to <br />construct a detached accessory building that would be 27' in height, which results in a 11' <br />deviation from City Code. The applicant would like to exceed the 16-foot height restriction in <br />order to construct a detached accessory building that closely matches the height of the existing <br />residence. <br /> <br />Under City Code, a 2.5 acre parcel can have up to 2,064 square feet of accessory building space. <br />The proposed building will be 1,080 square foot (30'x36') in size. Coupled with the existing <br />garage (980 sq. fi.), the applicant will have 2,060 sq. ft. in accessory buildings. Therefore, the <br />applicant will not exceed the maximum allowable square footage for accessory buildings. <br /> <br />The detached accessory structure will be constructed on a floating concrete slab, will have 12- <br />foot side walls, a 10/12 roof pitch, a 18'xl0'foot overhead door, and exterior wall materials will <br />consist of lap vinyl siding that will match the house exterior. The accessory building will closely <br />match the height of the existing attached garage. The Applicant has stated that the detached <br />accessory building will be utilized for personal storage. <br /> <br /> <br />
