Planning Consultant Maass explained the difference between the two districts in terms of lot width. <br /> He noted that both products would still be detached single family housing units. <br /> Mr. Brown stated that the walking path along Alpine was added following the direction of the <br /> Council to provide a connection to Riverstone and the golf course. <br /> Councilmember Musgrove asked if there would be a homeowners' association for the <br /> development. <br /> Mr. Brown replied that there would be a homeowners' association for the entire site for the public <br /> elements and amenities. He explained that the villa product would also receive yard maintenance <br /> and snow removal service through the association. <br /> Motion by Commissioner Peters, seconded by Commissioner Gengler,to close the public hearing. <br /> A roll call vote was performed by the Deputy City Administrator: <br /> Commissioner Peters aye <br /> Commissioner Anderson aye <br /> Commissioner Woestehoff aye <br /> Commissioner Gengler aye <br /> Commissioner VanScoy aye <br /> Chairperson Bauer aye <br /> Motion carried. <br /> Chairperson Bauer closed the public hearing closed at 7:53 p.m. <br /> Commission Business <br /> Planning Consultant Maass stated that he would like feedback from the Commission as to whether <br /> an additional trail connection to the east is desired or whether the Alpine trail would be sufficient. <br /> Motion by Commissioner VanScoy, seconded by Commissioner Johnson, to recommend that City <br /> Council adopt Resolution #20-055 Approving Preliminary Plat for The Preserve at Northfork as <br /> outlined in the resolution with the stipulation that a trail connection be provided to the east as <br /> identified in the staff review letter. <br /> A roll call vote was performed by the Deputy City Administrator: <br /> Commissioner Johnson aye <br /> Commissioner Woestehoff aye <br /> Commissioner Anderson aye <br /> Commissioner Peters aye <br /> Commissioner Gengler aye <br /> Commissioner VanScoy aye <br /> Planning Commission/May 7, 2020 <br /> Page 6 of 29 <br />
