CASE # <br /> <br />REQUEST FOR A CONDITIONAL USE PERMIT TO EXCEED WALL SIGN <br />SQUARE FOOTAGE RESTRICTIONS; <br /> CASE OF CROSSTOWN SIGN <br /> By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City received an application from Crosstown Sign for a conditional use permit to exceed <br />wall sign square footage restrictions for the Ramsey business Valvoline Express Care, located at <br />6745 State Highway #10. <br /> <br />The following items are-enclosed for your information: <br /> <br />a) Site location map <br />b) Sign photos and elevations <br />c) Proposed findings of fact <br />d) Proposed conditional use permit <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to property owners within 350 feet of the <br />subject property. <br /> <br />Observations: <br /> <br />In the commercial district, City Code restricts wall signs to a size of 15% of the building front. <br />Valvoline Express Care's building front is 435 square feet in size and therefore allowed 65 <br />square feet of.wall signage. <br /> <br />Mr. Deal would like to install an awning on his building that would extend across the front of the <br />building and wrap around to a portion of the east and west sides of the building. The entirety of <br />the awning would consist of business and service advertising with a color logo. The awning is <br />315 square feet in size; this interprets to a 250 square foot overage in wall signs. Mr. Deal <br />intends to remove all existing wall signs from the building. <br /> <br />The City has in the past, granted conditional use permits to allow for larger signs than permitted <br />under City Ordinances (Ampride, Burger King, River Bend Plaza, Ramsey Town Square, M & G <br />Leasing Inc. and Blue Line Collision). <br /> <br />Recommendation: <br /> <br />The proposed awning is professionally done and Staff recommends approval of the conditional <br />use permit request. <br /> <br /> <br />
