CASE # <br /> <br />REQUEST FOR PRELIMINARY PLAT REVIEW OF <br /> SUNFISH BUSINESS PARK - <br /> CASE OF CITY OF RAMSEY <br />By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City of Ramsey is in the process of platting four commercial lots and one outlot in the <br />proposed Sunfish Business Park generally located east of County Road #116 and south of <br />Sunwood Drive. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed Preliminary Plat <br />Letter from Anoka County dated October 4, 2001 <br />Planning Commission meeting minutes dated October 4,' 2001 <br />City Staff'review letter dated November 30, 2001 <br /> <br />Notification: <br /> <br />State statute requires notification of the public hearing to owners of property within 350 feet of <br />the subject property. Staff sent hearing notices to residents within 350 feet of the subject <br />property. <br /> <br />Observations: <br /> <br />The subject property is zoned Industrial and consists of approximately 44 acres. The preliminary <br />plat is proposing to plat four commercial lots ranging from 7.6 acres to 14.0 acres in size. <br /> <br />Star Exhibits will be developing an office and warehouse facility consisting of 185,000 square <br />feet on Lot 1, Block 1. The remaining lots will be owned by the City and designated for future <br />commercial/industrial development. <br /> <br />The proposed four lots meet the one-acre minimum lot size requirement and the 200-foot width <br />requirement established in the Industrial District. <br /> <br />The site will receive public access from Azurite Street. The City is proposing to extend Azurite <br />Street from County Road #116 to the north to connect to Sunwood Drive. Anoka County has <br />submitted a letter in opposition to the connection o£Azurite Street to County Road #116. The <br />City has responded to the County's letter stating reasons why Azurite Street should connect to <br />County Road #116. <br /> <br /> <br />
