variance from the impervious surface restrictions from the Board of Adjustment (which occurred <br />tonight), and that the applicant agree to plant an additional seven trees and construct an eight-foot <br />wide bituminous path along Sunfish Boulevard and Highway #10. <br /> <br />Chairperson Nixt noted the occupant does not really exist and asked if consideration should be <br />given at this time or be delayed until the tenant is identified. <br /> <br />Mr. Winkel stated these plans will have to come back for review once the tenant is determined. <br />He stated he questions the need for a pathway along State Highway 10 and whether a safety issue <br />exists. <br /> <br />Principal Planner Tmdgeon stated staff recommends this application be considered and <br />forwarded to the City Council with the understanding that the final elevations will be reviewed <br />prior to consideration. <br /> <br />Chairperson Nixt stated he wants to assure this is something meaningful for the City Council to <br />review. He asked what needs to be addressed if the easements are provided as discussed. <br /> <br />Mr. Winkel stated they addressed the drainage of the entire site and the exterior elevations <br />specifically for this building will have to come back to the Planning Commission. He stated they <br />can present some of that information to the Planning Commission prior to City Council <br />consideration. <br /> <br />Chairperson Nixt stated support to table consideration of this particular site plan and move onto <br />Site #1. He noted the final plat has been recommended for approval but the site plan for Site #2 <br />is too subjective at this point. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Kociscak, to table the proposed site <br />plan for a convenience gas station contingent upon the applicant waiving the 60-day decision <br />role. <br /> <br />Further discussion: Mr. Winkel stated they will waive the 60 day requirement. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Kociscak, Reeve, Watson, and <br />Wivoda. Voting No: None. Absent: Commissioner Johnson. <br /> <br />Case #6: Request for Site Plan Review; Case of Sunfish Commons; Retail Center <br /> <br />Principal Planner Tmdgeon explained that Sunfish Properties, L.L.C. is proposing to redevelop <br />the property located at the northwest comer of the intersection of State Highway 10 and CSAH <br />57 (Sunfish Lake Boulevard). McKay Auto Sales currently operates from the site. Sunfish <br />Properties is proposing to redevelop part of the property as a retail center. He explained that the <br />applicant is proposing to locate a multi-tenant retail facility on a 3.8 acre parcel that is in the <br />process of being created. The property is zoned B-3, Highway Business District, and the <br />proposed use is allowed in the B-3 Zoning District. The site plan is proposing to develop a <br />23,312 square foot multi-tenant retail facility.
