Steve Och, Centex Homes, gave a brief history of Centex Homes. <br /> <br />Chairperson Nixt inquired if the drainage pond fits in with the oVerall drainage plan for the area. <br /> <br />City Engineer Jankowski explained that the development must conform with the regional <br />drainage plan and staff will work with the developer on those issues. <br /> <br />Chairperson Nixt inquired as to what was planned to try and screen the lots to the north. <br /> <br />Mr. Jelle, Westwood Planners, replied that they have discussed trying to save as much vegetation <br />as possible in the area as well as transplanting trees. <br /> <br />Chairperson Nixt inquired as to what the elevation changes were between the new development <br />and the existing properties. <br /> <br />Mr. Jelle reviewed, noting that the elevations would be similar in most areas. <br /> <br />City Engineer Jankowski noted that there were a couple of locations on the plan where there is a <br />steep grade for walkouts and staff will be suggesting that they have a rambler type home in those <br />areas to minimize the grade difference. <br /> <br />Chairperson Nixt inquired if there would be any of reduction in the number of lots along the <br />northern portion of the development where the development abuts the adjacent homes. <br /> <br />Mr. Jelle replied that in order to meet the scenic river overlay requirements they will probably <br />have to eliminate one to two lots. <br /> <br />Chairperson Nixt recommended that the developer meet with the neighboring residents to review <br />the plan and hear their concerns. <br /> <br />Mr. Jelle replied that they will contact that neighborhood. <br /> <br />Motion by Chairperson Nixt, seconded bY Commissioner Kociscak, to recommend that the <br />developer proceed to the preliminary plat stage, contingent upon the developer complying with <br />City staff review letter dated April 27, 2001 and with the developer contacting the local resident <br />association and addressing some concerns they have with the development. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Kociscak, Sweet, Watson, and <br />Wivoda. Voting No: None.
