Case #7:

Request for Site Plan Review; Case of Sunfish Commons; Convenience
Store

Principal Planner Trudgeon stated that Sunfish Properties, L.L.C is proposing to redevelop the
property located at the northwest comer of the intersection of State Highway #10 and CSAH #57
(Sunfish Lake Boulevard). McKay Auto Sales currently operates from the site. Sunfish
Properties is not ready to bring forward the site plan at this time. Staff has sent the applicant a
waiver form from the 60-day role. They have agreed to sign it. Staff recommended that the site
plan for Lot 2, Block 1, Sunfish Commons be tabled until such a time the applicant brings
forward the site plan for approval.

Motion by Chairperson Nixt, seconded by Commissioner Kociscak, to table the site plan for Lot
2, Block 1, Sunfish Commons until such time the applicant brings forward the site plan for
approval provided that the 60-day role waiver is received by staff, otherwise the item should be
placed on the June Planning Commission meeting agenda..

Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Kociscak, Sweet, Watson, and
Wivoda. Voting No: None. Absent: Commissioners Johnson and Reeve.

Case #8: Ramsey Comprehensive Plan Public Hearing Dates

Principal Planner Tmdgeon stated that at April 24, 2001 City Council meeting, the Council
referred the March 2001 draft of the Comprehensive Plan to the Planning Commission to
schedule public hearings. The Metropolitan Council approved the March 2001 draft at their
meeting on March 28, 2001. Staff proposes that at least one of the public hearing be an
"informal" public hearing, where staff and Commissioners will be at stations to discuss the
details of the Comprehensive Plan one-on-one with residents. The second public hearing could
take the more traditional route of a public hearing where people would come in front of the
Planning Commission to testify in support or opposition to the Comprehensive Plan.

Chairperson Nixt stated that he liked the suggestion of the informal forum with the Planning
Commission and felt that it would be appropriate for the C!ty Council to hold one public hearing
since there are different view points regarding the Comprehensive Plan amongst the Council that
the Commission would not be able to answer.

Commissioner Wivoda stated that he was part of the first informal comprehensive plan public
hearing that was held and he felt that it was a very good forum.

Chairperson Nixt stated that he would like an understanding of what the Commission's
objectives are to be prior to the public hearing being held.

Commissioner Watson suggested that the Council be present at the informal meeting.

Planning Commission/May 1, 2001
