· Grades less than one percent shall not be allowed. If a grade is proposed to be less than two <br /> percent, a certificate of grading will be required prior to occupancy. <br /> <br />Principal Planner Trudgeon stated that further review of the ordinance by staff indicate that one <br />additional change should be brought forward. Currently, a grading permit requires a conditional <br />use permit with a three year term limit. Given the limited duration of the permit, staff feels that <br />an interim use permit is a better tool to regulate grading permits. Under City Ordinances, interim <br />use permits are restricted to five year terms. Absent: Commissioners Johnson and Reeve. <br /> <br />Case #3: <br /> <br />Request for Sketch Plan Review of Wildlife Sanctuary Addition; Case of <br />Gor-Em, LLC <br /> <br />Principal Planner Trudgeon stated that Gor-Em, L.L.C. represented by John Jackels has applied <br />for sketch plan approval to develop 31.42 acres along T.H. #47. Gor-Em, L.L.C. is proposing to <br />develop 37 single-family lots. The development is proposed to be located on Lots 1 and 2, Block <br />1, of Wildlife Sanctuary plat. The property is currently zoned R-1R, Single Family. The <br />applicant will be asking for a rezoning of the property to R1-U as the property has been located <br />with Ramsey MUSA since 1995.
