Case #2: <br /> <br />Request for a Conditional Use Permit to Exceed Wall Sign Square Footage <br />and Sign Height Restrictions; Case of Blue Line Collision Center <br /> <br />Chairperson Nixt closed the regular portion of the Planning Commission meeting at 7:44 p.m. in <br />order to call the public hearing to order. <br /> <br />Public Hearing <br /> <br />Chairperson Nixt called the public hearing to order at 7:44 p.m. <br /> <br />Presentation <br /> <br />Community Development Assistant Wald stated that the City received an application from Blue <br />Line Collision Center for a conditional use permit to exceed wall sign square footage and height <br />restrictions for their building located at 6260 State Highway #10. In the commercial district, City <br />Code restricts wall signs to a size equal to 15% of the building front and a height not to exceed <br />the top of the building parapet. Blue Line Collision Center is allowed 93 square feet of wall <br />signage for their 40' x 15.5' building front. The Applicant is proposing 133.5 square feet of wall <br />signage; which results in a 40.5 square foot overage. The sign is also proposing to exceed sign <br />height restrictions by 3 feet. The increase in sign height would provide screening around <br />mechanical equipment located on the roof of the building. Blue Line Collision Center is <br />proposing to remove an existing legal non-conforming billboard sign located on the roof of the <br />building and all existing wall signage. The Applicant would then like to install a sign in the form <br />of an awning that would extend the length of the building front and wrap around one side of the <br />building. The subject property currently exceeds wall sign square footage restrictions by <br />approximately 227 square feet and the property contains a legal non-conforming billboard sign. <br />Recommending approval of the conditional use permit would provide a means to significantly <br />reduce the amount of signage on the property and provide a more aesthetically pleasing <br />appearance to a business with State Highway #10 frontage. <br /> <br />Citizen Input <br /> <br />Troy Carlson, applicant, stated the awning is not a canvas, but feels like a thick plastic. It has an <br />aluminum shell 1 O-year warranty, and will be backlit. <br /> <br />Motion by Commissioner Reeve, seconded by Chairperson Nixt, to close the public hearing. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Reeve, Kociscak, and Watson. <br />Voting No: None.
