CASE #: 1 <br /> <br />REQUEST FOR A VARIANCE TO HEIGHT RESTRICTIONS <br />,FOR A MANUFACT~G BUILDING <br /> CASE OF: AMCOR PRECAST <br /> By: Megan'Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City received a variance request fi.om Amcor Precast to exceed the building height <br />restriction established in City Code on the property located at 6640 Industry Avenue. <br /> <br />The following items are enclosed for your information: <br /> <br />c) <br />d) <br /> <br />Site location map <br />Building Elevation Plan <br />Proposed Findings of Fact <br />Proposed Variance <br /> <br />Observations: <br /> <br />Amcor Precast is in the process of purchasing, equipment that will require a minimum building <br />height of 44-feet. City Code restricts building height to 35-feet; therefore Amcor Precast is. <br />requesting a 9-foot variance from building height restrictions in order to operate a new indoor <br />crane. <br /> <br />The Fire Chief indicates that the maximum reach capability of the Fire Department for frre <br />suppression and rescue operations is 35 feet, Concern is expressed relating to the possible <br />impairment of fire suppression activities resulting fi.om equipment that cannot reach the roofline. <br />Ramsey does have a joint powers agreement with the Anoka and Andover Fire Departments for <br />emergency assistance and those departments do have aerial ladder trucks with reach capabilities <br />in excess of 44 feet. The Fire Chief also notes that the City Administrator will recommend to the <br />City Council that an aerial ladder truck is in Ramsey's 2002 capital equipment.plan. <br /> <br />According to the Uniform Building Code Amcor Precast will be required to sprinkle the office <br />and manufacturing addition. Amcor will also be installing a sprinkler system into the existing <br />manufacturing plant. <br /> <br />The Board of Adjustment did grant a structure height variance of 9.5 feet to a 3-story motel in <br />the commerdial district and a 3-story senior apartment building in a residential district that was <br />44,25 feet in height. <br /> <br /> <br />
