CASE <br /> <br />REQUEST FOR A VARIANCE FROM STREET FRONTAGE OR <br />LOT WIDTH REQUIREMENTS; <br /> CASE OF BRUCE AND CAROL BUCHART <br /> By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />Bruce and Carol Buchart are requesting a variance to the minimum lot width or street frontage <br />requirement in order to build a home on a lot they purchased at 8110 173rd Avenue N.W. The <br />following items are enclosed for your information: <br /> <br />a) Site location <br />b) Site Plan <br />c) Proposed Findings of Facts <br />d) Proposed Variance <br /> <br />Notification: <br /> <br />In accordance with State statute, City Staff attempted to notify all owners of property within 350 <br />feet of the Subject Property of the request for variance. <br /> <br />Observations: <br /> <br />As some of the Board members may recall, the Board of Adjustment approved a variance from the <br />minimum street frontage requirement for this lot on July 7, 1998. However, no building permit was <br />applied for within the one year time frame and the variance expired on July 7, 1999. The owner of <br />the property applied for a renewal and the Board of Adjustment approved it on September 4, 2000. <br />Again, no building permit was applied for within the one year time frame and the variance expired. <br />The property has now been sold to Bruce and Carol Buchart and they are prepared to commence <br />construction this year. <br /> <br />The parcel is approximately 10 acres in size and is zoned R-1 Rural Residential. The surrounding <br />parcels are also zoned for single family residential dwellings. <br /> <br />City Code does not permit the development of a home on a lot that does not meet the minimum <br />width requirements. City Code defines width as the amount of property that abuts the public <br />road. In the rural residential district, the minimum lot width or street frontage requirement is 200 <br />feet. The subject property abuts County Road #63 at, two locations; one measurement is 70 feet <br />and the other is 150 feet. In total, the parcel has 220 feet of non-contiguous street frontage. <br /> <br /> <br />
