The Planning Commission recommended that the developer <br />remove the 55-foot-wide lots. This is a key time in the project to make major layout changes, <br />provide feedback on lot sizes, road alignment, trails, etc. before the developer incurs the expense <br />of detailed civil engineering drawings. Staff does believe there is room to compromise on a mix <br />of lot sizes. He noted that the developer has agreed to provide an additional 60-day extension, <br />therefore action does not have to occur tonight. <br /> <br />Councilmember Musgrove asked how much of this development is within each school district and <br />any information on the capacity for additional students in Elk River. <br /> <br />Deputy City Administrator Gladhill replied that the site is almost evenly split between the school <br />districts. He stated that several months ago staff met with the Superintendent of Elk River Schools <br />and shared this area as a site that will most likely develop. He stated that the school felt that it <br />could accommodate for the growth over time. <br /> <br />Councilmember Heinrich asked how many miles there are between this site and the Brookview <br />Elementary playground, noting that there would be sidewalks leading to the school and <br />playground. <br />City Council / May 26, 2020 <br />Page 9 of 16 <br /> <br />
