put in narrow single-family lots, similar to the Villages of Sunfish Lake. He stated they are 55
fbot lots with 45 foot homes and a craftsman-like feel.

(;om missioner Johnson asked what the density is for the site.

Mr. f:eges stated this is another discussion that is needed. He indicated they were looking at it by
raking out the public areas, and are at approximately eight units per acre. He stated if you put the
public areas back in the site is about four units per acre. He indicated a discussion needs to take
place with Staff to make sure all are in agreement with how they will achieve the densities
required and how the density will be calculated.

Commissioner Johnson asked how the development proposes to move people across Bunker
l.ake Boulevard.

Community Dcvelopment Director Trudgeon advised there will be controlled access at the
stoplight. ! Ie stated they have toyed with the idea of having a pedestrian overpass but it is quite
costly.

Chairperson Nixt indicated that as in the last sketch plan, he will want to have the path system
and pedestrian traffic concept clearly defined. He asked what the price points will be for these
hOIIqCS,

Mr. l~eges advised that they would be looking at $200,000 to $250,000 for the row homes. He
s;[atcd thc homes to the east are larger footprints and would be $300,000 to $350,000, and the
narrow lot single-family homes would range from $200,000 to $350,000.

('ommissioner Johnson asked if Mr. Feges had any problems with the Staff Review Letter.

~,4r. l;cges stated he did not have any problems, and understands this is an evolving process.

Commissioner Johnson stated he is concerned about pedestrian traffic on Bunker Lake
Bonlevard. He indicated people will not go all the way down to the semi-four and cross the
street. } le stated it would be a more attractive development and a selling point if there was a
pedestrian overpass, and maybe even the City and the developer should consider contributing to
one. }lc indicated he agrees with Chairperson Nixt that there needs to be sidewalks and trails
that lead into Town Center.

Chairperson Nixt stated he thinks there is a real challenge with access and turn-around at the
narrow portion of the development, and asked if there was a way to swap out with some park
land to eliminate the long run.

Commtmity Development Director Trudgeon noted there are some wetland areas and a possible
:~Iedding area outlined. He stated they went through about a year and a half process to determine
where thc parks would be, but they can look at it.

Planning Commission/February 3, 2005
