That the Applicant anticipates the number of customers using the outdoor playing field to range between twenty-five (25) and seventy-five (75) on weekends and no more than twenty (20) during the week. 10. That the outdoor playing field would be used, weather permitting, from 12pm to dusk, Monday through Sunday. 11. That the Applicant has stated that parking would be accommodated in the rear of the building, which is asphalted but not striped. 12. ']'hat the proposed parking area is immediately adjacent to the loading docks. That the proposed use will be potentially dangerous or detrimental to persons residing or working in the vicinity of the use, or to the public welfare. 14. That the proposed use will substantially adversely impair the use, enjoyment or market value of any surrounding property. 15. That the proposed use will not be designed,-constructed, operated, and maintained so as to be harmonious and appropriate in appearance with the existing or intended bharacter of the general vicinity and will change the essential character of the area. i6. That the proposed use will not be harmonious with-and in accordance with the specific ob. jectives of the Comprehensive Plan since the Comprehensive Plan identifies the Subject Property as Places to Work, which is not consistent with the propoSed use. !. 7. That the proposed use will be hazardous to existing or future neighboring uses. That the proposed use will be disturbing to existing or future neighboring uses~ i9. That the proposed use will not be a substantial improvement to the property. 20. That the proposed use will be served adequately by essential public facilities and services, such as highways, streets, police and fire protection. 21. That the proposed use will not create excessive additional requirements at public cost for public facilities and services and will be detrimental to the ekonomic welfare of the' community. - 22. That the proPosed use will not involve uses, activities and equipment that will be detrimental to any persons, property, or the general welfare bY reason of excessive production of traffic, noise, smoke, fumes~ glare or odors.
