The R-1 district permits townhomes through the PUD process. City Code requires each <br />town house unit to be a certain size based on the number of bedrooms the unit will contain. <br /> <br />1 bedroom 700 square feet <br />2 bedroom 800 square feet <br />3 bedroom 960 square feet <br /> <br />The proposed townhouses will be 3,324 square feet in size. <br /> <br />Structure Height. Information will need to be provided regarding the height of the structures. City Code <br />restricts structure height to 35 feet measured from the mean ground level to the mean ground' gable. <br /> <br />Open Space. The PUD ordinance stipulates that developments processed as a PUD should provide either <br />20% public open space (only 50% credit is allowed for wetlands) or 50% private .open space (which includes <br />yard space, street boulevards, and other private common areas). Applying the private open space <br />requirement, the proposed development would need to provide a minimum of 14 acres of private open <br />upace. [t would seem appropriate to only credit 50% for th,e wetlands when calculating private open space <br />area. The preliminary plat is showing a total of 50.2% private open space area. <br /> <br />Act:ess and Streets. The development is proposing'to connect to Radium Street in Halls Dover Acres to the <br />nc)rrb and to Potassium Street fi'om the south.
