a. Record a notice of the wetland buffer requirement against the title to the lot
with the office of the Anoka County Recorder; and

b. Install the wetland buffer monumentation.

Subd. 2, Subject properties must comply with the wetland buffer ordinance
setbacks from all wetlands including those wetlands not lOcated or only partially located
on the subject property.

Subd. 3. Buffer strip vegetation shall be established and maintained in accordance
with the requirements fom~d in this Subdivision. During the first two (2) years, any buffer
vegetation that does not survive must be replanted. After two years, if the condition oft he
buffer area changes through natural processes not caused by the property owner, the
owner shall not be required to reestablish the buffer area to meet the standards contained
in this Section, If buffer strips are developed as a part ora subdivision where lots are
intended for sales to individual parties, the project developer shall be responsible for
related maintenance for the first 2 years after establishment. Buffer maintenance and
liability after 2 years shall be the responsibility of the property owner. Buffer strips shall
be identified within each lot by permanent monumentation approved by the City.

Subd. 4. For roadways that must be aligned either adjacent to or across wetlands
and are subject to WCA replacement requirements, additional wetland filling to create a
buffer strip shall not be required. All other roadways, and trails shall meet the buffer
standards established in this Section,

Subd. 5. Although it is the intent of this ordinance that any existing wetland
buffer be maintained within the designated buffer width for the wetland classification,
some disruption may be necessary for developmental grading. If the slope subsequent to
final grading is greater than twelve (12) percent, then the maximum buffer width for the
wetland type is applicable. The use of a meandering buffer strip is encouraged to help
maintain a natural characteristic but average buffer widths must be adhered to. The
widest portion of the buffer should be in natural runoff areas. Con~tmction grading
should be kept mindful of the natural runoff areas and graded appropriately.

Subd. 6. Wetland buffer strips not required by this SeCtion may be voluntarily
created/n conformance with the requirements of this Section concurrent with approval of
a site plan, or in the absence of a site plan, upon approval of an administrative permit.

Subd. 7.
