8. If Blue Cottage Farms wishes to allow a smoking area, City Staff must approve of this location <br />to ensure it will not impact adjacent Property Owners. <br />9. Any event with attendees who do not reside on the Subject Property, including events for friends <br />or family members, constitutes an event for the purposes of this permit. <br />10. That the current septic system onsite cannot handle event loads, so the Permittee shall utilize <br />portable toilets. All portable toilets shall be placed in a discrete location away from existing <br />residential properties, and said location shall be approved administratively by City Staff. <br />11. That the Permittee shall maintain the Subject Property in compliance with City Code Sections <br />Chapter 117 (Zoning and Subdivisions), Article II (Zoning) Division 8 (Signs), and Chapter 30 <br />(Nuisances) at all times. <br />12. That the Permittee shall own and reside on the Subject Property at all times. If the Property <br />Owners do not reside on the Subject Property, this permit shall be terminated. <br />13. That the Permittee shall obtain all necessary permits to complete any required building <br />modifications. <br />14. That this Permit shall expire within one (1) year from the date of approval if the use is not initiated. <br />Building Permit application shall constitute initiation. <br />15. That this Permit shall be perpetual in duration as long as the terms are herein complied with. <br />16. That the Permittee shall be responsible for all City costs incurred in administering and enforcing <br />this Permit. <br />17.
