The landscaping plan is <br />acceptable. She advised the Planning Commission reviewed the site plan at their February 3, <br />2005 mead'ting. The Planning Commission recommended that the City Council grant site plan <br />approval contingent upon compliance with City Staff Review Letter dated January 28, 2005, <br />r~_~viscd F~:bruary 18, 2005. <br /> <br />Associate Planner Wald indicated this lot was platted as part of Rivenwick Village. The proposed <br />development is located south of Bunker Lake Boulevard, east and west of Rhinestone Street NW. <br />Tho snb.icct property is currently zoned Town Center-4b Neighborhood District (TC-4b). The <br />~l'C-4b District allows fbr residential uses at a net density of up to 15 units per acre. The sketch <br />plan shows a gross density of 12.6 units pe.r acre. The sketch plan shows 152 townhomes. The <br />T('~4b zoning district has a minimum 20-foot front yard setback; all structures must be a <br />minimum oI' two stories, with a maximum of four stories. Detailed plans and architectural <br />elements and elevations of these units will be provided as part of the preliminary site plan <br />z, pi')roval process.
