Landlord deems necessary to remove the same and the entire costs thereof shall be immediately <br />due and payable by the Tenant to the Landlord; provided, however, that the Tenant may in good <br />faith contest any mechanic's lien by appropriate proceedings if (i) the contest does not involve <br />the imminent threat of forfeiture, sale or disturbance of the Project or any part thereof and (ii) the <br />Tenant provides such security as the Landlord may reasonably request.
