City Code requires all areas otherwise not improved to be established with sod. <br />Staff is assuming that the development will comply with this requirement. An irrigation system will need to be <br />provided throughout the development where sodded and landscaped areas are established. The proposed <br />irrigation system will need to be reviewed by the City Engineer. The irrigation system will need a dedicated <br />service(s) that must be shown on the utility plan. <br /> <br />18. Sidewalks. A sidewalk is being proposed along Quicksilver Circle which is desireable. <br /> <br />19. <br /> <br />Trail Development. The'city requires construction of trails adjacent to state, county and MSA routes. Nowthen <br />boulevard is a county highway. A trail is being shown along Nowthen boulevard. The requirement is to place <br />the edge of the pavement 2 feet away from the property line. The trail must be extended to the nearest streets, <br />157~a Lane north of the site and the northern extension of Old Nowthen Boulevard South of the site. Detailed <br />plans for the trail construction are required as part of:final plat submittal. -In accordance with the Park and <br />Recreations recommendation a trail connection has been made fi.om Quicksilver Circle to County Road #5. <br /> <br />The current trail development fees are $550 per unit, the fees for this development will be $23,100. The <br />portion of the trail constructed outside the plat is can be used for credit against the trail development fees <br />required for the plat. <br /> <br />A looped trail is shown in the southwest comer of the site adjacent to Nowthen Boulvard. The trail shown <br />exceeds the maximum slope in several locations. Additional detail on this trail must be supplied. <br /> <br />20. <br /> <br />Park Dedication. The Park and Recreation Commission met on April 14th and recommended park <br />dedication be satisfied through a cash payment. The 2005 fee schedule is $2200/unit for Park dedication, <br />which equates to $92,400 ($2200x 42). <br /> <br />21. <br /> <br />Sanitary Sewer and Water Trunk Fees: The city has established a sanitary sewer and water trunk fee that <br />must be paid prior to release of the final plat for recording. Since the existing properties were not-hooked up <br />to City Sewer and Water, all 42 tots will need to pay .the Sewer and Water Trunk Fees. The 2005 Rate is <br />$2962 per lot. The total amount due is $124,404 ($2962 x 42 lots). This amount must be paid prior to the <br />release of the final plat for recording. <br /> <br />22. <br /> <br />St°rmwater Management Fee: A storm water management fee of $375 per lot must be paid for all new <br />tots created. The total amount due is $1.5,750 ($375 x 42 lots) and must be pa. id prior to release of the final <br />plat. <br /> <br />23. Other Permits.
