CASE <br /> <br />It EQ [JEST TO REZONE PROPERTY FROM R-1 SINGLE FAMILY RESIDENTIAL <br />TO PLANNED UNIT DEVELOPMENT; <br /> CASE OF SHADE TREE COMMUNITIES <br /> By: Patrick Trudgeon, AICP, Community Development Director <br /> <br />Background: <br /> <br />Shade Tree Communities has applied for a rezoning to Planned Unit Development (PUD) for the <br />proper-ty l~>cated east of Nowthen Blvd., west of Potassium Street, and south of 157th Lane. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site Location Map <br />ti) Preliminary Plat <br />~:) Planning Commission meeting minutes dated April 7, 2005 <br />d) Findings of' Fact to deny (drafted by the Planning Commission) <br />e) Optional Findings of Fact <br />t) Proposed Ordinance <br /> <br />Notification: <br /> <br />Ior(~perty owners located within 700 feet were notified of the proposed rezoning. State law <br />requires l:hat the City notify property owners within 350 feet be notified. <br /> <br />Observations: <br /> <br />The property is 28 acres in size, zoned R-1 Single Family Residential, and located within the <br />Cii. y's Metropolitan Urban Service Area (MUSA). The applicant submitted a preliminary plat <br />and site plan that is proposing to develop 26' single unit detached townhomes and 16 single <br />family lots for a total of 42 housing units. The. City of Ramsey's Comprehensive Plan designates <br />this area fi)r low density residential development not to exceed a net density of 3 units per acre or <br />up to 4 units per net acre with the utilization of townhomes and processed as a Planned Unit <br />Dev¢lo[~ment (PUD). The net density of the proposed subdivision is 2.75 units per acre. <br /> <br />~l'he applicant is requesting a Planned Unit Development (PUDi zoning in order to accommodate <br />the uniqLte layout of the property. The following is a listing of deviations from City Code that the <br />applicator is requesting to be considered as part of the PUD request: <br /> <br />3'mai/er lot sizes. Current regulations require urban single family lots to be at-least 10,800 <br />square feet in size.
