Chairperson Nixt indicated the issues he sees are the impact of a resolution on Potassium Street, <br />the cai-dc-sac length, relevance of using a PUD, traffic concerns, buffering concerns and <br />drainage. He asked Staff to explain their rationale for using a PUD. <br /> <br />Ass()ci;ttc f~[rmner Wald stated that in City Code, by rights, developers are allowed to process a <br /> allow t:or townhomcs in the R-1 District. <br /> <br />Chairpc;st;n Nixt stated the direction that came from the Planning Commission originally was a <br />cortccrn atbtout using a PUD. 14e indicated they specifically stated they wanted some things <br />revised, hut are seeing this again without those revisions. He asked what direction was given to <br />the applicant to revise the issues outlined. <br /> <br />/\ssociatc [)lamxer V,/ald stated that in her recommendation it states that Staff thinks that the type <br />o1" product being used is consistent with the housing around them, which is both single-family <br />~md t~,wnhouses. She incticated Staff did not make a recommendation.on the preliminary plat, <br />anti clcr~rl¥ stated in the case that the Planning Commission needs.to decide if the proposed <br />deviatit)ns are acceptable. She stated Staff does feel that the use of a PUD in this circumstance is <br />a.ppr(~pri~tte, and it is allowed by right in City Code. <br /> <br />Chair:gcrs[)n Nixt asked if' Staff was ever provided with what it would look like if it was a regular <br />~;ingle~['~tmi. ly plan. <br /> <br />Associate [)tamper Wald indicated they did not receive that plan for this property. <br /> <br />(;hah'pcr:;on Nixt asked for Statfl' to comment on the drainage concerns. <br /> <br />City Fmgincer Linton stated that Staff looked at the grading and drainage plan, which provided <br />insut'[itzicnt details, t-[e indicated the neighboring residents have commented they have drainage <br />issues, anti st)me t>f the drainage is shown going off-site and into the existing drainage area, <br />wlti(zh is not alit)wed by L,I<RWD or City Code. He stated this is addressed in the Staff Review <br />I ,etter. <br /> <br />Chairtocrson Nixt asked if the City Engineer Yelt addressing the drainage issues could have an <br />impact t(~ the site layout. <br /> <br />City [(nginccr [,inton indicated it may have an impact. <br /> <br />C()mmissioner Brauer noted that a lot of the City Council comments were the same as the <br />Planning Commission's comments.
