IMPROVEMENTS <br /> <br />Access to Lots. Lot I, Block 1, will continue to receive access from 174th Avenue. It is <br />the Developers responsibility to maintain clear access from the dwelling to 174th Avenue <br />for emergency vehicle ingress and egress. The Developer shall be responsible for <br />granting an ingress/egress easement across Outlot A to Lot 1. Said easement is subject to <br />the approval of the City Attorney and shall be recorded concurrently with the Plat at <br />Anoka County Records. The Developer shall also dedicate a drainage and utility <br />easement on the Plat, across Outlot A to the buildable limits of Lot 1, Block 1, to preserve <br />d~e futnre right~of-way corridor for 174th Avenue N.W. <br /> <br />Drainage and Utility Easements. The standard 10 foot (5 feet on common property <br />lines) drainage and utility easements shall be dedicated along the per/meter of each of the <br />two lots. Delineated wetlands located within the project area must be shown as drainage <br />and utility easements. <br /> <br /> SECTION II. <br />PERMITS AND OCCUPANCY <br /> <br />Requirements for Building and Occupancy Permits. No building permit for any lot in <br />the Plat shall be issued until: (a) a Class 5 driving surface is installed to within 300 feet <br />of the structure; (b) a Certificate of Survey, including that survey information required by <br />the CITY, has been supplied to the City Building Official upon his/her request; and (c) <br />all the financial guarantees required by the CITY have been satisfied. No occupancy <br />permit for any lot in the Plat shall be issued until: (a) all utilities are in place,- operational <br />and accepted by the CITY; and (b) landscape trees, or escrow for same, has been <br />provided. <br /> <br /> SECTION III <br />PARKS, TRAILS, STORMWATER, LANDSCAPING <br /> <br />Park Dedication. The Plat is located in the Demerest Brook Recreation District. The <br />park dedication requirements for Lot 1, Block 1, were satisfied with the plat of Falconer's <br />Ridge. <br /> <br />Trail Development Fee. Trail Development Fees for Lot 1, Block 1, were satisfied with <br />plat of Falconer's Ridge. <br /> <br />Conservation Easement. The Conservation Easement required in the Development <br />Agreement for Falconer's Ridge will be upheld. <br /> <br />Stormwater Management Fee. The Stormwater Management Fee for Lot I, Block 1 <br />was satisfied with the plat of Falconer's Ridge. <br /> <br />-321- <br /> <br /> <br />
