REQUEST FOR SITE pLAN REVIEW; <br />CASE OF MARTIN EDM <br /> By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Shawn Martin of Martin EDM has applied for site plan review for the development of an <br />ol:fice/manufacturing' facility on the property located south of 141st Avenue and west of <br />Azurite Street. <br /> <br />Thc' following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated April 29, 2005 <br />Exhibit C of TIF Agreement <br /> <br />Notification: <br /> <br />Site ?lans do not require a public hearing. <br /> <br />Observations: <br /> <br />Thc site plan is proposing to construct a 10,000 square foot office/manufacturing facility. <br />Thc subject property is 1.3 acres in size and is zoned E-1 Employment; the proposed use <br />is permitted within the district. <br /> <br />Thc, site plan is meeting 'or exceeding all required setbacks. Lot coverage has been <br />calculated at 17%, which is under the 45% maximum lot coverage restriction established <br />in City Code. The site plan is subject to a total of 15 parking stalls and 17 stalls are being <br />provided. <br /> <br />~ihc facility will derive access from Azurite Street. <br /> <br />The proposed exterior building materials will consist of rock face concrete block, which <br />complies with City Code. <br /> <br />The grading and drainage plan is generally acceptable with the revisions outlined in the' <br />City Staff Review Letter. <br /> <br />ri'lin landscaping plan is generally acceptable in accordance with the City Staff Review <br /> <br />Recommendation: <br /> <br />Th,: ['lam~ing Commission reviewed the site plan at their May 5, .2005 meeting and <br />recommended that the City Council approve the site' plan contingent upon compliance <br />with City StaffReview Letter dated April 29, 2005. <br /> <br />-329- <br /> <br /> <br />
