REQUEST FOR SITE PLAIN REVIEW; <br />CASE OF SHARP AND ASSOCIATES <br />By: Megan Wald, Associate Planner <br /> <br />Background: <br /> <br />Slaa, rp and Associates applied for site plan review for an expansion to RJM/GeneraI Paper <br />Product's existing facility. RJM is currently located at the intersection of 143rd Avenue <br />and County Road #116 (Bunker Lake Blvd.). <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br /> <br />c) <br /> <br />Site location map <br />Site plan <br />City Staff review letter dated April 29, 2005, revised May 20, 2005 <br /> <br />Notification: <br /> <br />S itc Plans do not require a public hearing. <br /> <br />Observations: <br /> <br />ri'he site plan is proposing to construct a 34,368 square foot office and warehouse addition <br />onto RJM/General Paper Product's existing 42,048 square foot facility. The subject <br />property is 4.5 acres in size and is zoned E-2 Employment; the proposed addition is a <br />permitted use in this district. <br /> <br />The site plan is exceeding all required setbacks. Lot coverage has been calculated at 39%, <br />which is under the 45% maximum lot coverage restriction established in City Code. The <br />site plan is subject to a total of 95 parking stalls and 95 stalls are being provided. <br /> <br />No new accesses are proposed. <br /> <br />The proposed building addition will conkist of exterior materials that will match the <br />existing building, which consists of rock face concrete block. <br /> <br />The grading and drainage plan is generally acceptable with the revisions outlined in the <br />City Staff Review Letter. <br /> <br />The landscaping plan is acceptable. <br /> <br />The Planning Commission reviewed the site plan at their May 5, 2005 meeting. <br /> <br />R ceo mmendation: <br /> <br />'[he Planning Commission recommended that the City Council approve the site plan <br />contingent upon compliance with City Staff Review Letter dated Apri! 29, 2005, revised <br />May 20, 2005. <br /> <br />-345- <br /> <br /> <br />
