Project Description <br /> <br />This document presents the trifle analysis for the proposed residential mid commercial <br />developments for the Puke Homes properties in Ramsey, Minnesota. These properties <br />are located no,th of US TH 10/169, south of Alpine Drive NW, west of Armstrong <br />13oulevard (CSAH 83), and east of'Puma Street NW as shown in Fig~we 1. The planned <br />development as of April 2005 includes 871 housing units consisting of 87 small-lot <br />single4hmily homes, 82 Club Homes, 256 Court. Homes, 266 Village ROws, and 180 <br />Apartments. fn addition to the residential developments, 8.4 acres has been set aside as <br />commercial development with retail and officespaceand 19.4 acres has been set aside, as <br />an addition to the Ramse~r Town Center that is currently under construction. A' <br />prelimina~ site plan for each development is included in Appendi¢ A, <br /> <br />Traffic operations were analyzed at five,intersections ~ound the deyelopment site.
