Mom
Understanding and Approach
3. Incorporate the Findings of Previous Studies
Need
Several recent studies or plans should be folded into the comprehensive plan. These
include the Central Reserve Study, a parks plan, and several utilities plan plus the plan
for Ramsey Town Center, a major mixed-use neighborhood.
Response
We would provide a fresh perspective while remaining true to the intent of prior plans.
Related Experience
The McCombs Frank Roos team has often been asked to build upon others' work, find
the common threads and weave them into an overall plan.
4. Protect Natural Resources
Need
Ramsey has several prime resources that should be protected such as the Rum River,
—. numerous wetlands and the Anoka Sand Plain oak savannas
A separate request for proposals to prepare a natural resources assessment is expected to
be issued in the near future. Those findings would inform the land use plan map and
policies.
Response
We have included Applied Ecological Services on our team. AES expects to submit a
await
response to the natural resources RFP and would also be available to help McCombs
Frank Roos weave the findings into the land use plan.
Applied Ecological Services understands the importance of working with local citizens to
rank natural resources in priority and supplement the scientific approach.
Related Experience
amiik
Applied Ecological Services has collaborated with land use planners on comprehensive
._ plans in the past. McCombs Frank Roos often works its in-house ecologists or other
consultants on its land use plans.
5. Model Traffic for Each Land Use Alternative
-- Need
... Ramsey wishes to study the traffic and roadway implications of each major land use
alternative by modeling each with the Anoka County traffic model.
McCombs Frank Roos Team 6-11 City of Ramsey
