Case #2: Request for Site Plan Review; Case of Martin EDM <br /> <br />A. ssociatc Planner Wald advised that Shawn Martin of Martin EDM has applied for site plan <br />~'~:vicw I'br the development of an office/manufacturing facility on the property located south of <br />14l:~t Avenue and west of Azurite Street. She stated the site plan is proposing to construct a <br />[0,000 square toot office/manufacturing facility. She stated the.site plan is meeting or exceeding <br />~11 required setbacks. She indicated lot coverage has been calculated.at 17%, and the. facility will. <br />derive access '['rom Azurite Street. She stated the proposed exterior building materials will <br />consist ()f rock face concrete block. <br /> <br />Associate Planner Wald indicated City Staff recommends site plan approval contingent upon <br />compliance with City Staff Review Letter dated April 29, 2005. <br /> <br />Commissioner Brauer noted that the Staff review letter proposes adding more landscaping, and <br />asked il' the applicant agreed. <br /> <br />Martin stated if there is room for more trees they can add them. <br /> <br />Motion by Assistant Chairperson Johnson, seconded by Commissioner Levine, to recommend <br />that the ('.ity Council grant approval of the proposed site plan contingent upon compliance with <br />C i t:y Stat]' Review Letter dated April 29, 2005. <br /> <br />Motion Carried. Voting Yes: Assistant Chairperson Johnson, Commissioners Levine, Brauer, <br />~¢hepherd, and Van Scoy Voting No: None. Absent: Chairperson Nixt, and Commissioner <br /> <br />~;hairperson Nixt arrived at 7:08 p.m. <br /> <br />Case #3: Request for Site Plan Review; Case of Sharp & Associates <br /> <br />Associate Planner Wald advised that Sharp and Associates has applied for site plan review for an <br />~:xpansion to RJM/General Paper Products existing facility. She stated RJMis currently located <br />at thc intersection of 143~d Avenue and County Road #116. Associate Planner Wald further <br />advised Ibc site plan is proposing to construct a 34,368 square foot office and warehouse <br />addition. <br /> <br />Associate Planner Wald indicated the site plan is subject to a total of 95 parking stalls and only <br />~8 stalts are being provided. She indicated she had a conversation with RJM and they said they <br />did not utilize ail their parking spaces now. Staff would support not requiring striping the 7 <br />additional stalls. RJM can show proof of parking if needed. <br /> <br />A~sociat,z Planner Wald stated in this instance they are only adding warehouse space, so they are <br />~ot addling any more jobs. <br /> <br />Planning Commission/May 5, 2005 <br /> Page 3 of 19 <br /> <br />P27 <br /> <br /> <br />
