CASE <br /> <br /> PUBLIC HEARING <br />REQUEST FOR COMPREHENSIVE PLAN AMENDMENT <br />FOR PORTIONS OF RAMSEY TOWN CENTER ADDITION; <br /> CASE OF RAMSEY TOWN CENTER, LLC <br /> By: Amy Geisler, Associate Planner _ <br /> <br />Background: <br /> <br />Rmn.scy Town Center LLC has submitted an application for an amendment to the 2001 <br />Comprehensive Plan. The request is to change the land use designation for the subject property <br />fi'om a combination o~' Low- and Medium Density Residential to Mixed Use. The proposed <br />amendment to the Comprehensive Plan will bring the subject property in line with the remainder <br />o ~' the rl'~wn Center property south of Bunker Lake Blvd. <br /> <br />The tbl[owing items are enclosed for your information: <br /> <br />~) Site Location Map <br />b) Composite plan- RTC 8a, 9a, and I0th Additions <br />c) Proposed Resolution approving the request and authorizing submittal to Metropolitan <br /> Council <br /> <br />Notification: <br /> <br />State law requires that the City notify property owhers within 350 feet of the subject property of <br />the request and public hearing date. Staff attempted to notify property owners within 700 feet of <br />the sub. iect property. <br /> <br />Obse~"vations: <br /> <br />A Comp['ehensive Plan Amendment request was considered and denied for the Subject Property <br />by the City Council in 2002. The primary reason for the denial was the lack of a concept plan for <br />the property. Since that time, a concept plan for the entire Town Center site has been approved by <br />the City Council. The Town Center Zoning District was also adopted by the City Council in <br />2003~ which included the Subject Property. The request also meets the criteria established in the <br />interim Policy for Land Use Changes adopted by the City Council on April 26, 2005. <br /> <br />'l'hi:; request is largely a housekeeping item required to bring the subject property in line with the <br />rcm ai ndc r of the Town Center site in terms of land use designation. <br /> <br />37 <br /> <br /> <br />
