This district <br />z~_llows fbr a mix of residential uses at a net density up to 10 units per acre. As submitted, the preliminary <br />plat lbr the 9th Addition has a net density of 11.56 units per acre. The Overall site (including the 8th, 9th, <br />and l I)s' Additions) has a net density'of 4.75 units per acre (not including the park or outlot). A <br />Comprehensive Plan Amendment to change the land use designation on this property from Low- and <br />:vledium~l)ensity Residential is also being considered. <br /> <br />Thc &:vetopment is proposing one townhouse style (row house units). Color elevations have been <br />submitted to the City. The Town Center Development Guidelines establish a brick enhancement <br />thrcslmld of 35% of the non-glazed area of the front facing wall, unless the building design is enhanced <br />through other means such as covered porch areas, broken roof lines, articulated fagade and material or <br />color changes, Staff is in the process of reviewing the units to ensure compliance with Town Center <br />Dcvcl~)pment Guidelines. Staff will verbally update the Planning Commission on the compliance of the <br />~.mi}s ',.a the June 2, 2005 meeting. The minimum/maximum building height in this district is 2-4 stories. <br />-'\11 o1' civic dwelling units are 2 stories and comply with the height requirements. <br /> <br />67 <br /> <br /> <br />
