Horton Homes have submitted a final plat and final site plan that <br />~;how:~ a !oral oF' 77 total housing units (43 row house townhomes and 34 back to back condominium <br />t~nits) to bc located in the Ramsey Town Center. The preliminary plat and site plan were approved by the <br />(:ily Cotmcil on April 26, 2005. A total of 9.987 acres are contained within the proposed plat. <br />Approximately 5.688 acres will be used for the proposed townhome units and the public right-of-way for <br />146"' Ave. The ,ewly created outlet will be 4.299 acres in size. <br /> <br />Thc property is currently zoned Town Center 4b Neighborhood District (TC-4b). The TCa4b District <br />allows f',,,' residential uses at a net density of up to 15 units per acre. The preliminary plat shows a net <br />density et' 13.53 units per net acre. The TC-4b District allows for townhomes and condominiums <br /> <br />Thc final plat shows 77 townhomes in 13 separate buildings. (4 four-unit buildings, 3 five-unit buildings, <br />3 ~:ix4mi~ buildings, 1 eight-unit building, and 2 ten-unit buildings). The units w/II consist of 43 row- <br />house slyle townhomes and 34 back-to-back condominium units.. All of the proposed units meet the <br />~e~back a,d driveway length requirements. <br /> <br />Thc I~md plat shows a combination of public and private streets. The development is surrounding by <br />public roads (East Ramsey Parkway, Peridot St. 146to Ave., and Rhinestone St.). The private streets are <br />all shown to bc 24 feet wide and meet City requirements. The development is providing 15 parking nodes <br />~.~hmg thc i)r'ivatc streets. <br /> <br />Thc proposed developinent is across from the "swo0sh" park in the middle of the Town Center. This <br />park will provide a variety of pedestrian and recreational opportunities. The development is showing <br />~cvm'al ~mmll nodes of open spaces, mostly between buildings. Two of the larger open space areas will <br />fimclim~ as a rain garden to assist in stormwater quality. <br /> <br /> <br />
