<br />Councilmember Menth introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #20-228 <br /> <br />RESOLUTION APPROVING FINAL PLAT FORRAMSEY VILLAS NORTH <br /> <br /> WHEREAS, River’s Bend Holding, LLC hereafter referred to as “Developer,” properly <br />applied for Final Plat approval of the following described property located in the City of Ramsey: <br /> <br />rd <br /> Outlot E, Rivers Bend 3 Addition, Anoka County, Minnesota <br /> <br /> (the ‘Subject Property’); <br /> <br /> WHEREAS, the City has received an Application for Final Plat Approval for three (3) <br />residential lots; and <br /> <br /> WHEREAS, the Subject Property is located in the R-2 Residential District; and <br /> <br /> WHEREAS, the Developer has proposed 50 foot-wide lots consistent with the <br />requirements of the R-2 Residential (Detached Villa) District requirements; and <br /> <br /> WHEREAS, the Planning Commission reviewed the sketch plan on July 9, 2020; and <br /> <br /> WHEREAS, the Planning Commission met and held a public hearing for the Preliminary <br />Plat on September 3, 2020 and recommended approval of the Preliminary Plat; and <br /> <br /> WHEREAS, the City Council approved the Preliminary Plat on September 22, 2020; and <br /> <br /> WHEREAS, the City Council approved the Final Plat on October 13, 2020. <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />1) That the Ramsey City Council hereby grants final plat and development agreement <br />approval for Ramsey Villas North in accordance with relevant City Codes, subject to the <br />following conditions: <br />a) Compliance with the Staff Review Letters. <br />b) Compliance with all Staff Review Comments in ProjectDox. <br />c) Final approval by City Engineer and City Attorney. <br />d) The Developer entering into a Development Agreement with the City. <br />e) Approved wetland delineation and 16.5 foot setback encumbered by easement. <br />f) Incorporation of a sidewalk along the southern boundary of project and incorporation <br />of a noise wall along Highway 47 consistent with noise wall along Highway 47 <br />throughout Ramsey, to be approved by City Staff. <br /> <br /> <br /> <br />
