Absent: Commissioner Johnson. <br /> <br />Cmnmission Business <br /> <br />Chairperson Nixt stated this one is hard for him, as he does not like the impact on the existing <br />residents, but thinks it is a good use of the land. <br /> <br />Commissioner Van Scoy stated he was out there today, and it is a gorgeous area, but it will be <br />developed. He indicated if it is going to be developed, he thinks this is an attiactive way to do it, <br />and less intrusive than R-1 density. He stated he thinks the biggest issue is that of Potassium <br />:~treet. <br /> <br />Commissioner Watson asked how long the cul-de-sac would be. <br /> <br />Associate Planner Wald stated it is 649 feet. <br /> <br />Chaiq~erson Nixt stated he wondered why they could not carve out lots 32 and 33 and access the <br />other lots through that area. <br /> <br />City Engineer Linton indicated there are wetlands that would be impacted if you put a road <br />through there. He stated if they shifted the road to the west, the distance of wetland to cross <br />would be larger. He indicated this seems to be a narrow portion of the wetland. <br /> <br />Commissioner Brauer stated he thinks in this case there is some rationale for a PUD. He <br />indicated if they allowed it to be developed as R-1 there would be a similar number of houses. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Van Scoy to recommend to the City <br />Council approval of the preliminary plan contingent upon compliance with City Staff Review <br />/ ~etter dated April 1, 2005 and upon receiving a rezoning to PUD. <br /> <br />Commissioner Shepherd stated she would like to see removal of Lots 1-14, based on transition <br />i'rom wetland to a dense street to dense housing in a small area. <br /> <br />Chairperson Nixt noted his motion is predicated on the statements by the developer that they <br />could configure approximately 35 units on this site. He stated he would rather see this than 35 <br />traits scattered on the wetlands. <br /> <br />Motion ~'hiled: 3:3. Voting Yes: Chairperson Nixt, Commissioners Levine, and Van Scoy. <br />Voting No: Commissioners Brauer, Shepherd, and Watson. Absent: Commissioner Johnson. <br /> <br />(:ommissioner Watson stated he just cannot agree for the many reasons Commissioner Brauer <br />brought up.
