Motion by Commissioner Levine, seconded by Commissioner Brauer to recommend that City <br />Council adopt an ordinance to amend City Code Section 9.20.25, Subd. 3 of the TC-2 Zoning <br />District, to increase the number of gasoline pump islands allowed from 3 to 4. <br /> <br />Commissioner Brauer stated they need to make it clear this is it. He agreed that the figure of 3 <br />islands was based on Coborn's needs, and if they had come in with 4 originally the Planning <br />Commission probably would have said yes. <br /> <br />Motion carried: Voting Yes: Chairperson Nixt, Commissioners Levine, Brauer, and Watson. <br />Voting No: Commissioners Shepherd and Van Scoy. Absent: Commissioner Johnson. <br /> <br />Case #3: <br /> <br />Request for Sketch Plan Review of Falconer's Ridge 2na Addition; Case of <br />Eliot Schaeffer, Silhouette Homes <br /> <br />Assistant Community Development Director Frolik advised that Eliot Schaeffer platted the <br />subject property in 2004. She stated his property extends north and south of Trott Brook and he <br />completed a minor subdivision to separate the homestead on the north side of the brook from the <br />property on the south side of the brook. She indicated the purpose of the subdivision was to <br />create a buildable lot on the south side of the brook for Mr. Schaeffer's new home. She stated <br />the property on the south side of the brook is 19 acres in size. She indicated that for financial and <br />estate planning reasons, Mr. Schaeffer is replatting the parcel south of the brook to reduce the <br />size of the lot on which the home will be constructed, and plat the remainder of the 19 acres as an <br />~mtlot for future development. <br /> <br />Assistant Community Development Director Frolik indicated there are no extra-ordinary lot size <br />requirements in. this overlay district, however the minimum lot width at the brook is 100 feet <br />with sewer and water and 75 feet without sewer and water. She stated since the cluster ordinance <br />is premised on the assumption that the rural developing property will eventually be served by <br />m tmicipal services, City Staff is applying the 64-foot urban lot width at the property line. <br /> <br />Motion by Commissioner Brauer, seconded by Commissioner Watson to accept the plan as-is <br />and suggest it be moved to the next phase of the process. <br /> <br />Motion carried. Voting Yes: Commissioners Brauer, Watson, Levine, Shepherd, and Van Scoy. <br />Voting No: None. Abstain: Chairperson Nixt. Absent: Commissioner Johnson. <br /> <br />Chairperson Nixt noted he did not have a chance to review this case. <br /> <br />Case #4 <br /> <br />Request for Site Plan Review of Town Center Gardens 3rd Addition; Case of <br />BrightKEYS, Inc. <br /> <br />Assistal]t Community Development Director Frolik explained at the March 3, 2004 meeting, the <br />Planning Commission recommended approval of the preliminary plat of Town Center Gardens <br />3''d Addition, along with the request to rezone a portion of the subject property to PUD.
