CASE #: <br /> <br /> REQUEST FOR PRELIMINARY PLAT APPROVAL OF <br /> RAMSEY MEADOWS 5TM ADDITION; <br /> CASE OF TMH DEVELOPMENT <br />By: Patrick Trudgeon, AICP, Community Development Director <br /> <br />Background: <br /> <br />TMI-I Development applied for preliminary plat to create 7 single-family urban lots and one <br />outlot on an existing metes and bounds parcel generally located west of 149th Lane and south of <br />151 ~t Avenue. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Preliminary Plat <br />c) Planning Commission meeting minutes dated March 3, 2005 <br />d) City StalT review letter dated February 25, 2005, revised June 10~ 2005 <br /> <br />Notification: <br /> <br />In accordance with State Statute and City Code residents within 700 feet were notified of the <br />preliminary plat. <br /> <br />Obscrw~tions: <br /> <br />The subject property is 4.23 acres in size and is surrounded by acreage !ots that are serviced by <br />on site septic and well systems as well as properties that are served by City sewer and water. The <br />preliminary plat is proposing to create 7 new single family lots for a net density of 2.21 units per <br /> <br />ac re. <br /> <br />All thc proposed lots meet urban single-family standards for lot Width and lot size. The lots will <br />be subject to a 30 fbot front yard, 30 foot rear yard, and a 6 and 10 foot side yard setback, when <br />determining placement of the future house pads. Staff requested that the developer provide <br />supporting intbrmation verifying that setbacks can be met, especially for Lots 1, 2, and 3. <br /> <br />The plat is showing access being gained from 149th Lane, which is an existing public street. <br /> <br />The landscape plan is generally acceptable subject to the comments contained in the City Staff <br />Review Letter. <br /> <br />The grading, drainage, and utilty plan will need to be revised in accordance with the comments <br />outlined in the Staff' Review Letter. <br /> <br />The project area includes ~large wetland that spans several lots throughout the development. The <br />wetland is being encurnber6d with the required drainage and utility easement. The grading plan <br />shows a portion of the wetland being filled in order to create enough area for a building pad. The <br />grading plan shows mitigation areas to replace the proposed wetland fill area. The applicant has <br /> <br /> <br />
