t~.1. ~t~-©n lots two (2) acres (87,120 square fee0 or greater in'size, the <br /> detached accessory building may be located nearer the front <br /> property line than the principal building provided the following <br /> criteria are met: <br /> <br />re(a) The placement of the detached accessory building' <br /> maintains compliance with the standard front yard structure <br /> setback requirement for the respective zoning district; and <br /> <br />.~.(b) The exterior materials used on the detached accessory <br /> building match those of the principal building on the subject <br /> property; and <br /> <br />(c) The accessory building is designed with soffit, fascia and eave <br /> overhang; and <br /> <br />(d) Thc accessory building does not exceed the height of the <br /> principal buildin~ or twenty-two (22) feet. whichever is less. <br /> <br />__On lots less than two (2) acres (87,120 square feet) in size, the <br /> accessory building shall be located in the side or rear yard and. <br /> shall not be located nearer the front property line than the principal <br /> building on that lot, unless a variance is obtained. This provision <br /> shall not apply to attached garages that maintain compliance with <br /> the applicable front yard setback requirement. <br /> <br />l. Front. side and rear yard accessory building setback requirements <br /> are outlined in Section 9.20.11 (R-I Residential District) Subd. 4 <br /> <br />(R- 1 Bull< Standards). <br /> <br />ko <br /> <br />All accessory buildinas, including attached am'ages and detached <br />accessory buildings exceeding 120 square :feet. shall be included when <br />calculating the lnaxim'um square footage of accessorY building space <br />allowed on a property and when determining the total number of <br />accessory buildings on a properW. <br /> <br />8u-bfh~.Accessorv Buildin~ Size Restrictions.
