Proj eot Description <br /> <br />This document presents the traffic analTsis for proposed residential development for the' <br />Oal(xvood Land Development, Inc.-St. A~thony Gun Club proper~y (Sweet'Bay Ridge <br />Development) in Ramsey, Minnesota. This propelx'y is located east V~arioli.te Street-in <br />between Alpine Dfive/153~d Avenue to the south and 164th Lane to tt~e'.north as shown in <br />Figure 1. The planned development includes 162 single-family housing units:.. A <br />preliminary site plan for the development is included in Appendix A. <br /> <br />Traffic operations were analyzed at five intersections around the development Site. These <br />include the intersections of: <br /> <br />1. 161''t Ave. NW at Armstrong Bl, vd. NW (CSAH'.83) <br />2. t61st Ave. NW at Variolite St, NW <br />3, I63~d Ln. NW at Vardolite St. NW <br />4. Alpine Dr. NW at Var[olite St. NW <br />5. Alpine Dr. NW at Ramsey:Blvd. NW <br /> <br />The purpose of this investigation was to analyze how well: the existing roadways, lane <br />layout, and traffic control handle the current traffic, toad as welt as proposed development <br />traffic in the near future. <br /> <br />Existing Conditions <br /> <br />The h~tersection of 161~t Avenue NW at Armstrong Blvd. N3V (CSAH 83) is a.f0ur- <br />legged approach with CSAH 83 having a: free throagh movement. Bothnorth <br />southbound approaches are signed as 55 mph and have a through-left lane and <br />designated right turn lane. The approaches on 1.6.1 st Avenue are residential.streets that .are. <br />stopped controlled a~ CSAH 83, not stri'ped~ and have one'lane of appr0aeh:~n the east and <br />westbound directions. The speed limit, on 161st Avenue is 30 mph,. <br /> <br />t61 ~t Avenue NW at Variolite Street hn,¥ isa T:intersection with a business.dfive~,vay as <br />a fourth approach.
