Discuss project compatibility with adjacent and nearby land uses. Indicate
whether any potential conflicts involve environmental matters. Identify any potential
environmental hazards due to past site uses, such as soil contamination or abandoned
storage tanks, or proximity to nearby hazardous liquid or gas pipelines.
Currently, the site is being used for agricultural purposes. The site is situated on the north side of the City of
Ramsey. The project is compatible with the ex/sting rural residential developments on adjacent lands to the west,
east and south. The proposed development conforms to the comprehensive plan of the City of Ramsey. The
development will be consistent with other subdivisions in the City of Ramsey.
The design of the site protects adjacent properties from impacts. The limited wooded areas of the site will be
preserved where possible. Grading techniques and house types are designed to match existing grades to minimize
impact in wooded areas. Storm water will have rate control leaving the site.
No previous environmental hazards such as abandoned storage tanks or pipelines are knoTM to be present on site.

Estimate the acreage of the site with each of the following cover types before and after
development.
