Rural Developing Performance Standards. The purpose of this <br />Subsection is to provide for the orderly development of property located in the Rurat Developing <br />Area, while accommodating future urban development should citY services become available to <br />the property. The following Performance Standards shall apply to ail proposed subdivisions' aRer <br />the date that this Section becomes effective. <br /> <br />Lot Clustering Required. The lots permitted by the density in the Rural <br />Developing Area shall be clustered in one area of the Plat. The location of <br />the cluster shall be determined by the following: <br /> <br />2. <br />3. <br />4. <br />5. <br />6. <br /> <br />Location of houses on adjacent properties <br />Location of/distance to existing sewer and water services <br />Location/configuration of road' access and streets <br />Suitability ofsoils for building and septic systems <br />Location and quality of trees on the site <br />Other factors as required by the City Council <br /> <br />Parcels Eligible for Cluster Development. Parcels that are 5 acres or <br />larger are eligible for subdivision/clustering under this section. <br /> <br />Urban Development Plan Required. A plan shall be submitted at the <br />sketch plan stage of plat approval that includes the following information: <br /> <br />2, <br />3, <br />4, <br />5. <br />6. <br /> <br />Current and future lots, including the.location of house pads <br />Current and future streets <br />Current and future drainage and utility easements <br />Current and future parks and trails <br />Other information as required by the City Council <br />These requirements may be waived by the City Council for plats <br />where only one (1) new lot is being created: <br /> <br />Additional Plat Requiremen!s. The following shall be platted as outlots <br />on the final plat: <br /> <br />Future streets <br />Future parks and. trails <br />Future easements as needed to establish utility connections <br />Other elements as required by the City Council <br />These requirements may be waived by the City Council for plats <br />where only one (1) new :tot is being created. <br /> <br />36 <br /> <br /> <br />
